The occasion was our 15th anniversary and I was looking for a little something extra for my wife Julie. What I came across was a 100,000-volt, pocket/purse-sized Tazer.&lt;p&gt;The effects of the Tazer were supposed to be short lived, with no long term adverse affect on your assailant, allowing her adequate time to retreat to safety...??&lt;p&gt;WAY TOO COOL! Long story short, I bought the device and brought it home... I loaded two AAA batteries in the darn thing and pushed the button.. Nothing! I was disappointed. I learned, however, that if I pushed the button and pressed it against a metal surface at the same time, I&amp;#39;d get the blue arc of electricity darting back and forth between the prongs.&lt;p&gt;AWESOME!!! Unfortunately, I have yet to explain to Julie what that burn spot is on the face of her microwave.&lt;p&gt;Okay, so I was home alone with this new toy, thinking to myself that it couldn&amp;#39;t be all that bad with only two AAA batteries, right?&lt;p&gt;There I sat in my recliner, my cat Gracie looking on intently (trusting little soul) while I was reading the directions and thinking that I really needed to try this thing out on a flesh &amp;amp; blood moving target.&lt;p&gt;I must admit I thought about zapping Gracie (for a fraction of a second) and then thought better of it. She is such a sweet cat. But, if I was going to give this thing to my wife to protect herself against a mugger, I did want some assurance that it would work as advertised.&lt;p&gt;Am I wrong?&lt;p&gt;So, there I sat in a pair of shorts and a tank top with my reading glasses perched delicately on the bridge of my nose, directions in one hand, and Tazer in another.&lt;p&gt;The directions said that:&lt;br&gt;A one-second burst would shock and disorient your assailant;&lt;p&gt;A two-second burst was supposed to cause muscle spasms and a major loss of bodily control; and&lt;p&gt;A three-second burst would purportedly make your assailant flop on the ground like a fish out of water.&lt;p&gt;Any burst longer than three seconds would be wasting the batteries.&lt;br&gt;All the while I&amp;#39;m looking at this little device measuring about 5&amp;quot; long, less than 3/4 inch in circumference (loaded with two itsy, bitsy AAA batteries); pretty cute really, and thinking to myself, &amp;#39;no possible way!&amp;#39;&lt;p&gt;What happened next is almost beyond description, but I&amp;#39;ll do my best.&lt;p&gt;I&amp;#39;m sitting there alone, Gracie looking on with her head cocked to one side so as to say, &amp;#39;Don&amp;#39;t do it stupid,&amp;#39; reasoning that a one second burst from such a tiny lil ole thing couldn&amp;#39;t hurt all that bad.. I decided to give myself a one second burst just for heck of it.&lt;p&gt;I touched the prongs to my naked thigh, pushed the button, and...&lt;p&gt;HOLY MOTHER OF GOD. WEAPONS OF MASS DESTRUCTION. WHAT THE... !!!&lt;p&gt;I&amp;#39;m pretty sure Hulk Hogan ran in through the side door, picked me up in the recliner, then body slammed us both on the carpet, over and over and over again. I vaguely recall waking up on my side in the fetal position, with tears in my eyes, body soaking wet, both nipples on fire, testicles nowhere to be found, with my left arm tucked under my body in the oddest position, and tingling in my legs! The cat was making meowing sounds I had never heard before, clinging to a picture frame hanging above the fireplace, obviously in an attempt to avoid getting slammed by my body flopping all over the living room...&lt;p&gt;Note:&lt;br&gt;If you ever feel compelled to &amp;#39;mug&amp;#39; yourself with a Tazer,&lt;br&gt;One note of caution:&lt;p&gt;There is NO such thing as a one second burst when you zap yourself! You will not let go of that thing until it is dislodged from your hand by a violent thrashing about on the floor!&lt;br&gt;A three second burst would be considered conservative!&lt;p&gt;A minute or so later (I can&amp;#39;t be sure, as time was a relative thing at that point), I collected my wits (what little I had left), sat up and surveyed the landscape.&lt;p&gt; *   My bent reading glasses were on the mantel of the fireplace.&lt;br&gt; *   The recliner was upside down and about 8 feet or so from where it originally was.&lt;br&gt; *   My triceps, right thigh and both nipples were still twitching.&lt;br&gt; *   My face felt like it had been shot up with Novocain, and my bottom lip weighed 88 lbs.&lt;br&gt; *   I had no control over the drooling.&lt;br&gt; *   Apparently I had crapped in my shorts, but was too numb to know for sure, and my sense of smell was gone.&lt;br&gt; *   I saw a faint smoke cloud above my head, which I believe came from my hair.&lt;br&gt;I&amp;#39;m still looking for my testicles and I&amp;#39;m offering a significant reward for their safe return!&lt;p&gt;PS: My wife can&amp;#39;t stop laughing about my experience, loved the gift and now regularly got back from my weekly meeting with 20 or so fellow business owners and I am pumped.  There is nothing better than 20 highly motivated, energetic, and positive people shaking hands, sharing ideas, passing referrals, and honestly doing their best to help each other become more successful. of &amp;quot;Biblical Proportions&amp;quot; --- with a historic blizzard of up to 25&amp;#39; of snow and winds to 50 MPH that broke trees in half, knocked down utility poles, stranded hundreds of motorists in lethal snow banks, closed ALL roads, isolated scores of communities and cut power to 10&amp;#39;s of thousands.&lt;p&gt;[cid:E235DDF7FA294E9BAA94D0C275C81D71@D517215]&lt;p&gt;&lt;br&gt;FYI:&lt;p&gt;Obama did not come.&lt;p&gt;FEMA did nothing.&lt;p&gt;No one howled for the government.&lt;p&gt;No one blamed the government.&lt;p&gt;No one even uttered an expletive on TV.&lt;p&gt;Jesse Jackson or Al Sharpton did not visit.&lt;p&gt;Our Mayors did not blame Obama or anyone else.&lt;p&gt;Our Governor did not blame Obama or anyone else either.&lt;p&gt;CNN, ABC, CBS, FOX, or NBC did not visit - or even report on this category 5   snow storm.&lt;p&gt;&lt;br&gt;[cid:56CB52732DC445719F8A196CC78F4F63@D517215]&lt;br&gt;Nobody demanded $2,000 debit cards.&lt;br&gt;No one asked for a FEMA Trailer House.&lt;br&gt;No one looted.&lt;br&gt;Nobody - I mean Nobody demanded the government do something.&lt;br&gt;Nobody expected the government to do anything either.&lt;br&gt;No Larry King, No Bill O&amp;#39;Rielly, No Oprah, No Chris Mathews and No Geraldo Rivera.&lt;br&gt;No Shaun Penn, No Barbara Striesand, No Brad Pitts, No Hollywood types to be found.&lt;p&gt;&lt;p&gt;[cid:9594E12771524B40B47C607C8A15315E@D517215]&lt;p&gt;&lt;br&gt;Nope, we just melted the snow for water.&lt;br&gt;Sent out caravans of SUV &amp;#39;s to pluck people out of snow engulfed cars.&lt;br&gt;The truck drivers pulled people out of snow banks and didn&amp;#39;t ask for a penny.&lt;br&gt;Local restaurants made food, and the police and fire departments delivered it to the snow bound families..&lt;br&gt;Families took in the stranded people - total strangers.&lt;p&gt;[cid:FC068E1D487A44CDA754AF85585ECFBF@D517215]&lt;p&gt;We fired up wood stoves, broke out coal oil lanterns or Coleman lanterns.&lt;br&gt;We put on an extra layers of clothes because up here it is &amp;quot;Work or Die&amp;quot;.&lt;br&gt;We did not wait for some affirmative action government to get us out of a mess created by being immobilized by a welfare program that trades votes for &amp;#39; I grew up wanting my own home, something that I could call mine, and I refuse to believe that my fellow Americans feel differently, yet the media would have us all live in fear.&amp;nbsp; I for one refuse to live in fear and whole heartedly believe that this is quite possibly the best opportunity in the last 25 to 30 years to purchase real estate for long term purposes.&amp;nbsp; I know that it stinks to be a Seller right now, but if you&amp;#8217;re a Buyer with even $5000 down you can pick up an income generating rental property and be on your way to building your Real Estate Empire.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class=MsoNormal&gt;&lt;span style='font-size:14.0pt;font-family:"Times New Roman","serif";color:#1F497D'&gt;&lt;o:p&gt;&amp;nbsp;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class=MsoNormal&gt;&lt;span style='font-size:14.0pt;font-family:"Times New Roman","serif";color:#1F497D'&gt;Compare the current housing market to stocks.&amp;nbsp; If Microsoft or Apple suddenly fell to $50 per share, would we all refuse to ever buy that stock again or would we all jump up and grab as much of it as possible knowing that the value will come back?&amp;nbsp; Warren Buffett would tell you that the smart choice would be to buy for the long term value.&amp;nbsp; My advice is to stop spending on what you do not absolutely need, eat in not out, and save, save, save.&amp;nbsp; Once you get this down you&amp;#8217;ll notice your bank account start to grow and pretty soon you&amp;#8217;ll have your first down payment.&amp;nbsp; I have a client right now that is purchasing a $66k condo with $2100 down and the Seller is paying all of her closing costs.&amp;nbsp; The total payment including principal, interest, taxes, and even the HOA is less than $550 per month.&amp;nbsp; I mean really &amp;#8211; where can you rent a decent apartment for that low of a monthly payment?&amp;nbsp; She plans to live in it for one year, saving the difference between her former rent payment and new house payment each month, and then use those savings as a down payment on something a little bigger, brighter, and better.&lt;o:p&gt;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class=MsoNormal&gt;&lt;span style='font-size:14.0pt;font-family:"Times New Roman","serif";color:#1F497D'&gt;&lt;o:p&gt;&amp;nbsp;&lt;/o:p&gt;&lt;/span&gt;&lt;/p&gt;&lt;p class=MsoNormal&gt;&lt;span style='font-size:14.0pt;font-family:"Times New Roman","serif";color:#1F497D'&gt;What are your plans for the future?&amp;nbsp; I am here to tell you that we&amp;#8217;re there.&amp;nbsp; The word on the street is that major banking institutions have decided that they are not going to release their foreclosed properties in bulk and that they have decided to sell &amp;#8216;em off one at a time because they can reap 10% to 20% more profit by doing it this way.&amp;nbsp; What this means to you is that there will be no sudden influx of homes on the market driving the &amp;#8220;supply&amp;#8221; up and thereby driving the &amp;#8220;demand&amp;#8221; down.&amp;nbsp; The effect is the exact opposite in that because supply is slowly dwindling therefore demand is actually increasing which drives the competition for quality homes thru the roof.&amp;nbsp; Now don&amp;#8217;t get me wrong, there are plenty of run down, purposefully beat-up homes out there (&lt;a href="http://www.nbcsandiego.com/news/local-beat/Cop-Trashes-His-Million-Dollar-Home-104353638.html"&gt;http://www.nbcsandiego.com/news/local-beat/Cop-Trashes-His-Million-Dollar-Home-104353638.html&lt;/a&gt;) but FHA and VA are going to challenge the Seller on the condition of those home and require repairs to be made &amp;#8211; This should be a lay down, easy &lt;span id="SPELLING_ERROR_0" class="blsp-spelling-error"&gt;peezy&lt;/span&gt; lemon &lt;span id="SPELLING_ERROR_1" class="blsp-spelling-error"&gt;squeezy&lt;/span&gt;, knock out of a loan.&lt;br /&gt;&lt;br /&gt;But &lt;span id="SPELLING_ERROR_2" class="blsp-spelling-error"&gt;nooooo&lt;/span&gt;!  The Lender has decided that the want the Loan Amount lowered by $20,000 to bring his Debt to Income Ration below 30% (which makes no sense).  The Borrower finally gave in and stated that he would $20,000 out of his safe deposit box and bring it in at closing.  Lender said "No" because the cash cannot be sourced or seasoned, which means there is no way to &lt;span id="SPELLING_ERROR_3" class="blsp-spelling-corrected"&gt;prove&lt;/span&gt; the money was ever his.&lt;br /&gt;&lt;br /&gt;I tell ya folks, it is a strange world we live in when a man or woman that can bring in $20,000 cash from a safe deposit box is considered unworthy of refinancing his/her home at less than half it's &lt;span id="SPELLING_ERROR_4" class="blsp-spelling-corrected"&gt;current&lt;/span&gt; value, yet the Fannie Mae &lt;span id="SPELLING_ERROR_5" class="blsp-spelling-error"&gt;HomePath&lt;/span&gt; program allows 1st time &lt;span id="SPELLING_ERROR_6" class="blsp-spelling-corrected"&gt;home buyers&lt;/span&gt; Now, I have to tell you – I just don’t understand this logic. I know that I’m just a simple guy, old submarine sailor, top ten Mortgage Broker, but I thought that the whole point was to buy low, betting that the asset would increase in value, and then sell high? There has to be a reason for all of this craziness?&lt;/p&gt;&lt;p style="padding-top: 6px; padding-right: 0px; padding-bottom: 6px; padding-left: 0px; margin-top: 0px; margin-right: 0px; margin-bottom: 0px; margin-left: 0px; line-height: 18px; "&gt;Maybe it’s the media? I appreciate the media and all their quality updates regarding the current Brangelina situation, I just don’t think that too many of these so-called Experts really understand what type of market we’re in. Contrary to popular belief, this is not a “Buyer’s Market”. A Buyer’s Market would mean that there are so many properties on the market, that demand is low which forces the Seller to lower their price in order to attract and win the offers of those qualified Buyers. On the other hand, we can’t really call this a Seller’s Market either. A Seller’s Market means that there are so few properties on the market that Buyers have to compete to win what few properties are out there. The market we are currently in is actually more of an Auction where there is plenty of inventory, and plenty of Buyers, just quite a bit of competition for the premium properties so the Buyer with the highest bid win the property – plain and simple.&lt;/p&gt;&lt;p style="padding-top: 6px; padding-right: 0px; padding-bottom: 6px; padding-left: 0px; margin-top: 0px; margin-right: 0px; margin-bottom: 0px; margin-left: 0px; line-height: 18px; "&gt;Or maybe it’s the Governments fault with all of their meddling, bailouts, foreign policy, and obvious disdain for the working man? Oh wait, then why would the Fed have dropped rates to a historic low? Or why would they have initiated an unprecedented Buyer Credit to make it easier for Buyers to get in on these deals – and then extended the program into 2010? Have we stopped to even think about what the average working man/woman has at his/her disposal? With only 3.5% down, or 0% down for active/inactive Military, you can successfully bid on and purchase a great home to start and/or raise a family. Not only can you do this with little to no money down at all, but you can borrow the remainder of the balance at lower rates than what existed during the so-called mortgage boom. Cost per square foot is at an all time low, along with record low interest rates, add up to huge savings for Joe Middle Class.&lt;br /&gt;No, I think the reasons so many people make bad choices, or no choice at all, are Fear and Denial. Seriously, how can it be that I’ve been doing this job for a decade and yet almost every single time that I bring up the subject of home ownership I usually get a negative response like “Oh, I can’t afford it.”? My question to this obviously uninformed person is “How do you know?” What seems like a fairly simple question sparks massive emotion, denial, anger, and then amazement – amazement that what they pay in rent is normally more than what they would pay in mortgage for the same square feet. The Fear is that if they actually take the time to figure out what is available, then they might actually have to change their thinking and stop living in Denial.&lt;/p&gt;&lt;p style="padding-top: 6px; padding-right: 0px; padding-bottom: 6px; padding-left: 0px; margin-top: 0px; margin-right: 0px; margin-bottom: 0px; margin-left: 0px; line-height: 18px; "&gt;Now that I’ve gotten all of this off my chest, and believe me I’ve wanted to unload these thoughts for a while; I’ve come to realize that I actually agree with all of those people that keep saying “Don’t Buy It!!” Except what I no longer want to “Buy” is all the bad advice from the doom and gloom, rumor monger, world is gonna end, don’t take a chance, people that we’re all so familiar with that hold us back in so many ways. Do you get your teeth worked on by the same person that changes the oil in your car? Why would anyone let themselves get talked into using a Realtor for home loans? The Real Estate course has nothing to do with loans, and no where on the Real Estate Exam does a loan question appear. I admit that it doesn’t take a rocket scientist to amortize over a 30 year period, but I’ll bet you could pull the top 50 Realtor into a room, ask them for an honest answer, and every single one of them would say that a Professional Realtor should not be making loans because of the intricate details and how quickly a Buyer can be misrepresented if the mortgage professional is not 100% on their game. All they do is make an adjustment to the job title, restructure payroll, and presto – they’re rocking and rolling. What this means to you is that the person you’ve chosen to represent you, that would later be held responsible in the event of mistakes, actually doesn’t represent you at all and you’ll be left all alone to plead your case if the law was broken. It’s actually rather simple, the FHA and VA both issue a certificate to us as proof that we’re approved to handle that type of loan. You see, a Buyer’s Market actually refers to a trend where there is much more inventory on the market than there are Buyers to purchase them. In effect, Sellers actually start competing for qualified Buyers and typically try and attract those Buyers thru incentives and/or price reductions. But wait, this gets much more interesting because we’re not actually in a Seller’s Market either. A Seller’s Market describes a market where there are so many Buyers searching for homes that inventory shrinks and Buyers start competing for what’s left. &lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;div&gt;&lt;span class="Apple-style-span"   style="font-family:georgia, sans-serif;color:#555544;"&gt;&lt;span class="Apple-style-span"  style="border-collapse: collapse;  line-height: 18px;font-size:medium;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span class="Apple-style-span"   style="  border-collapse: collapse; color: rgb(85, 85, 68); line-height: 18px; font-family:arial, sans-serif;font-size:13px;"&gt;&lt;span class="Apple-style-span"  style=" ;font-size:medium;"&gt;&lt;span class="Apple-style-span"  style=" ;font-family:georgia;"&gt;What we are currently in is what one could only refer to as an Auction. There are tons of properties on the market for sale, Sellers/Banks are demanding top dollar or refusing to sell, so the Buyers are only left with the option of being the highest bidder or losing out. Certainly this would resemble the market during the big refi and purchase boom from 2000 thru 2005, but that market was fueled more by aggressive &lt;/span&gt;&lt;/span&gt;&lt;span class="Apple-style-span"  style="font-size:medium;"&gt;&lt;span class="Apple-style-span"  style="font-family:georgia;"&gt;&lt;a href="http://cfsloans.biz/"&gt;Adjustable Rate Mortgages&lt;/a&gt;&lt;/span&gt;&lt;/span&gt;&lt;span class="Apple-style-span"  style=" ;font-size:medium;"&gt;&lt;span class="Apple-style-span"  style=" ;font-family:georgia;"&gt; and Negative Amortization Loans, which allowed the Buyer to qualify for higher and higher Purchase Prices, while obtaining smaller and smaller interest rates thru these risky loans.&lt;/span&gt;&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span class="Apple-style-span"   style="font-family:georgia, sans-serif;color:#555544;"&gt;&lt;span class="Apple-style-span"  style="border-collapse: collapse;  line-height: 18px;font-size:medium;"&gt;&lt;br /&gt;&lt;/span&gt;&lt;/span&gt;&lt;/div&gt;&lt;div&gt;&lt;span class="Apple-style-span"   style="  border-collapse: collapse; color: rgb(85, 85, 68); line-height: 18px; font-family:arial, sans-serif;font-size:13px;"&gt;&lt;span class="Apple-style-span"  style=" ;font-size:medium;"&gt;&lt;span class="Apple-style-span"  style=" ;font-family:georgia;"&gt;Our market today has none of these options, the &lt;/span&gt;&lt;/span&gt;&lt;a href="http://www.cfsloans.biz/" style="font-weight: bold; text-decoration: none; color: rgb(102, 153, 34); background-image: initial; background-repeat: initial; background-attachment: initial; -webkit-background-clip: initial; -webkit-background-origin: initial; background-color: transparent; "&gt;&lt;span class="Apple-style-span"  style=" ;font-size:medium;"&gt;&lt;span class="Apple-style-span"  style=" ;font-family:georgia;"&gt;30 Year Fixed&lt;/span&gt;&lt;/span&gt;&lt;/a&gt;&lt;span class="Apple-style-span"  style=" ;font-size:medium;"&gt;&lt;span class="Apple-style-span"  style=" ;font-family:georgia;"&gt; reigns supreme, and the typical Buyer quickly finds their Maximum Purchase Power and is then in for the roller coaster ride of their life. We caution our Buyers to develop thick skin, don’t get hung up on one property, and develop the patience of Job because they are truly going to have to fight tooth and nail to successfully out maneuver the competition. After a quick review, what we discover is that the Buyer left us for a Bank, Credit Union, or Direct lender who’s Loan Officer’s are paid to do one thing and one thing only – sell the highest rate, with the highest payment on the loan that brings that institution the most profit over the long haul. I explain to this heart broken Buyer that if they’d stayed with us we would have looked out for them and avoided all of this because we do not work for the Bank, Credit Union, or Direct Lender.
